Purchasing or Building a Home - What You Need to Know!

Securing the Loan
| Payments |
Transactions will involve legal and other administrative fees that should
be discussed with your financial institution
A deposit on the loan amount will be required. Different banks will have
different deposit requirements

| Documentation |
You will be asked to submit estimates of construction cost and the
final property value from a contractor or Quantity Surveyor
A job letter or your last pay slip will be requested
If you own the land, a land tax receipt as well as the conveyance
will be requested as proof of ownership of the land when you are preparing to
build your home
Your water bill statement will be required if you are purchasing a home.

The Town Planning Department Requirements
| Construction |
Prior to commencing construction you must present to The Town
Planning Department the draft of the house plans prepared
by an architect, for their approval.
If you are planning to renovate the house that you intend to
purchase, depending on the extent of the renovations, you may be
required to submit plans to The Town Planning Department for their approval
prior to requesting permission to make the renovations.
There may be additional requirements that you will have to be aware
of so you should contact The Town Planning Department prior to commencing construction

Insurance
| Building |
You will need to secure homeowners' Under Construction
Insurance or if you have a contractor, Contractors' All Risk
Insurance
It would be advisable to secure Employer's Liability
Insurance if you will be supervising the work yourself and have
hired persons to carry out the building work on the property

| Purchasing |
Residential Comprehensive, Fire & Limited Perils or Fire
Only Insurance, are available types of cover. The type of
insurance offered will depend on the construction of your home.
If you plan to renovate the property you will
need to notify your insurance company.
